Washington Hill Mutual Homes, Inc. (WHMH), a Maryland not-for-profit housing cooperative, was established in 1976 to provide housing and services to members/shareholders. This project was developed as a part of Baltimore City's plan to stabilize and restore one of the city's oldest communities, the Washington Hill area, located just north of Fells Point. It involved complete renovation and restoration of five city blocks of mid and late nineteenth century townhouses into 218 residential units. Funding was arranged through private lenders and secured with federal, state and city loan guarantees.
Throughout its history, WHMH, Inc. has been fiscally sound and has always met its financial obligations in a timely manner.  In October, 2003, WHMH made the final payment on it's mortgages!.
In 1984, the Board of Directors, stopped using a property management firm to administer the daily operation of the property and assumed direct control of the business. The Directorship hired a Property Manager to implement its directives for the daily operation of the business. In March 1990, the Board of Directors resolved to embrace the concept of 'business planning' to enhance its role of planner, policymaker and overseer.

Membership provides an alternative form of home ownership

Membership in WHMH, Inc. offers an attractive alternative to the purchase of a house or condominium by providing all of the benefits of homeownership without the frustration of mortgage loans, closing costs or expensive down payments. The monthly housing charge, called carrying charge to distinguish it from rent, covers all expenses. The amount paid reflects just the actual cost of operating the property, no profit margin is added. The members/shareholders enjoy the tax advantage of deducting the portions of their carrying charges that go to real estate taxes and mortgage interest. WHMH, Inc. is located just north of Fells Point and includes property at the following locations:
Unit and 100 blocks North Broadway (odd/east side);
1700 block East Fairmount Avenue (odd/south side);
1700 block East Baltimore Street (odd/south side);
1801-1835 East Baltimore Street (odd/south side); and
1814-1828 East Baltimore Street (even/north side).
